As long-time locals (thirty plus years), we are always available to assist with your stay, ensuring a seamless and memorable Tahoe experience from booking to check-out. REQUIRED COUNTY STR PERMIT INFORMATION: STR 23-8388 | TOT #83717 | Max Occupancy is 6 | 4 Parking Spaces. Parking on the street is strictly prohibited. All vehicles must be parked in the driveway and/or garage at all times. Guest must agree to read and comply with Placer County's Good Neighbor Policies.

County Rules
As part of the Short-Term Rental Permit for this home, the county asks that we share the important rules and regulations with you. We appreciate your cooperation in following the guidelines listed below, also included in your signed Vacation Rental Agreement.

Maximum Occupancy: There shall be no gatherings, events, weddings or other group functions on the Premises with more people than the number of persons stated on the Agreement.

Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway.

Quiet Hours: Quiet hours are 9pm-8am, seven days a week. Per the County: No sound may be audible from the property line during quiet hours. Amplified sound (such as speakers) shall not be used outside or be audible from the parcel line of any short-term rental at any time.

Lights Out: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors at night.

Red Flag Warnings: Due to high risk of wildfire in our area, bonfires, charcoal barbecues, and wood-burning fire pits are always prohibited. On designated Red Flag Warning Days—when fire danger is especially severe due to dry conditions and high winds—all outdoor fires are prohibited, including gas grills and gas fire pits. These restrictions come directly from the North Tahoe Fire Protection District and must be followed for everyone’s safety. It is each guest’s responsibility to stay informed about Red Flag Warnings. They are announced on local news, radio, and social media, and you’ll also see signs posted at fire stations throughout the area.

Winter Driving: Many highways, access roads, and driveways in the Tahoe area can become icy during the winter. For your safety, it’s essential that between November 1st and April 30th your vehicle is winter-ready. Make sure brakes, windshield wipers, defroster, heater, and exhaust system are in top condition. Tires should be properly inflated with excellent tread, and you should always carry tire chains—even if you have an AWD/4WD vehicle. Double-check that your chains fit your tires and are in good working order. On many state highways and county roads, four-wheel drive and snow tires are required for safe travel.
Please be prepared for winter conditions: dress appropriately, stay in bounds at ski resorts and if you get lost, remain in place.

Garbage & Bears: Please do not feed the bears. Black bears are very common in this area and, over time, many have become used to human food and trash. Because they no longer have a natural fear of people, you may see them during your spring, summer, or fall stay. Feeding bears is illegal, and leaving food outside, trash unsecured, or doors and windows unlocked can lead to serious property damage to both homes and vehicles. To help prevent this, all waste must be placed in bear-proof bins or dumpsters and the latches secured. Placer County sorts recycling from the waste for you at our materials recovery facilities.

Office Holiday Hours
The TTVR office is closed on New Year’s Day, July 4th, Thanksgiving, and Christmas. Therefore, we are unable to accommodate check-ins and check-outs on these dates. Thank you for understanding.

Fantastic stay!
Our family of 5 had a great stay! The view from Rita’s is fantastic and very relaxing. The deck is sheltered and private for sunbathing. Well equipped kitchen, comfy beds and linens. Ping pong in garage was lots of fun. Nice location close to Skylandia park. Home was clean and Tahoe Time was fantastic to work with!

Modern oasis
Comfortable home in the Highlands with everything you need to enjoy the mountains. The skylights and large windows fill the home with light. The kitchen is well stocked for cooking and has a few basics like olive oil and spices. The beds are comfortable and the peek a boo view of the lake is lovely in the morning before heading to Palisades.

Beautiful and cozy
We loved the rustic cabin exterior combine with the modern amenities and touches inside. It’s a fantastic location and the cabin itself is well appointed with plenty of amenities and supplies. I highly recommend it if you’re going to be on this side of the lake and skiing at Homewood Northstar or Palisades.

Amazing place. So cozy.
We loved the rustic cabin field with the modern amenities. The downstairs with the cozy couch, the kitchen, the bedrooms, the fireplace, and the amazing views were a wonderful place to hang out. The place is fully stocked with everything you need, but your own food and drink it’s close to Tahoe city or the other way around the lake Kings beach, and other towns in that direction. There are great outdoor activities nearby or if you just want to stay in and play ping-pong if it’s raining or snowing and you don’t feel like going outside. It’s nice to have that option as well. The driveway is a bit steep but once you’re in it and it’s plowed there’s plenty of room for cars and it’s nice to have a garage in that area. Well done, Rita!

Lovely and Newly Renovated home near Trails and lake
We loved our stay at this gorgeous home. The location is convenient for hiking and biking trails as well as popping into Tahoe City for shopping or dinner. The bedrooms are nicely appointed with modern decor, down comforters and high thread count linens. There’s a big outside deck with forest views and a peek of Lake Tahoe. Our favorite hangout was the big open living, dining and kitchen area with a majestic cathedral ceiling and comfortable modern furnishings. The house is perfect for a family or friends weekend.

Amazing location with clean modern feel
Rita’s house is a great location for summer or winter. We love to hike and the house is close to the Tahoe X-Country trail system as well as the walking and bike path to Tahoe City and West Shore. The house is newly renovated with a contemporary style. The bedrooms have nice appointments including high quality linens and down comforters. My favorite part of the house is the big open living dining and kitchen area with expansive views of the forest and a peek of the lake. The space creates a very environment while you’re cooking or hanging out in the living room. The outdoor deck is great too! We really loved our stay.
